How common are guest bedrooms in new construction homes in the Chapel Hill area? Guest bedrooms are a great solution for short-term friends and family stays as well as long-term multi-generational living plans.

We've analyzed 2016 Orange Durham Chatham Parade of Homes data, and here's what we found out about guest bedroom trends in new homes:

Guest Suite Trends in Hillsborough and Chapel Hill New Homes.  Guest bedroom on the first floor, guest bedroom with private bath, guest bedroom with walk in closet

Guest bedroom homes were a popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Orange County.

1. Guest Bedroom Downstairs - 71% of Parade of Homes Entries near Chapel Hill NC

  • 10 of 14 Chapel Hill area homes had a guest bedroom on the first floor, with access to a full bath.

2. Guest Bedroom on the First Floor with Private Bath - 36% of Parade of Homes Entries near Chapel Hill NC

  • 5 of 14 homes had a guest bedroom on the first floor, with a private bath and an additional, separate powder room.

3. Walk in Closet in Downstairs Guest Bedroom - 36% of Parade of Homes Entries near Chapel Hill NC

  • Of the 10 homes with a downstairs suite, 5 had a walk in closet inside the first floor guest bedroom.

Zero Parade homes in Orange County had a full Multi-Gen, or Mother-in-Law, suite with a separate living area attached to the guest bedroom. A multi-gen floor plan can include a basement level designed with a kitchenette, living room, bedrooms, and baths.  Here is an example of multi-gen living from a Stanton Home built in the Chapel Hill area:

Triangle Parade of Homes 2016 Trends in the Chapel Hill Area:

The Triangle Parade of Homes can give home buyers a sample of what's trending in new homes and custom homes this year.

So what's the latest trend for one story, two story, and main floor master layouts?  We've analyzed the data, and here's what we found:

One Story New Homes | Chapel Hill Area New Home Builders

Main Floor Master homes were the most popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Orange County.

1. One Story New Homes - Chapel Hill Area New Home Builders - 0%

  • Zero one story homes were submitted in this year's Parade of Homes by Chapel Hill and Hillsborough area new home builders.  
  • One story homes are more expensive to build per square foot.  A main floor master with a first floor guest suite can be a more cost effective alternative for many new home buyers.

2. Main Floor Master New Homes - Chapel Hill Area New Home Builders - 64%

  • Nine of 14 entries, or 64%, of new homes entered in the Parade of Homes in Orange County were Main Floor Master floor plans.  
  • Main floor masters remain very popular with homebuyers, especially those with older children, or empty nesters looking for ease of use and fewer steps.  

3. Two Story Home New Homes - Chapel Hill Area New Home Builders - 36%

  • Five of 14 entries, or 36%, of new homes built in Orange County and submitted to the Parade of Homes were two story homes.  Four of these are single family homes, and one is an attached home.

Orange County new and custom home builders submitted fourteen entries in Orange County in the Durham Orange Chatham Parade of Homes 2016, out of 65 total entries.  Seven of these new homes are in Hillsborough, five in Chapel Hill, one in Durham (Orange County address), and one in Mebane.

Chatham County New Homes within the Triangle Parade of Homes:

Thirty new homes were submitted as entries in Chatham County in the Durham Orange Chatham Parade of Homes 2016, out of 65 total entries.  Two are in Cary, fourteen in Chapel Hill, and twelve in Pittsboro. 

What do homes cost to build in Chatham County?  We've calculated the average cost per sq ft for homes entered into the 2016 Parade of Homes.  Here's what we found:

What does a new home cost to build in Chatham County?

A lot of factors can impact the cost of a new home, including: floor plan type (one story, main floor master, two story), finishes and features, the type of lot, and the cost of the lot itself.  These new homes do not represent the entire new home market in Chatham County, but do represent all Parade of Homes entries in Chatham County.

1. One Story Homes* - Cost per sq ft for Chatham County Home Builders

One story homes tend to be smaller, because as the square footage increases, it makes more sense to build upward.
