While the Parade of Homes does not represent all new homes available, it can be a good indicator of overall market trends.  

Price Points for New Home Construction

  • In both counties, the $400-600K price range was most popular for Parade of Homes entries, followed by the $600-800K and Under $400K ranges.

Why do these New Homes Cost More in Orange County?

The cost of new homes is based on a wide range of factors, from the cost of the land the home is built on to the size of the home and the finishes and features. Generally speaking, Orange County homes can cost a bit more, depending on where in the county you want to live, as land and building costs in Hillsborough and Chapel Hill tend to be a little higher than in neighboring Chatham County.

First level laundry rooms were the most popular location selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County.

1. Laundry Room in the First Floor - 73% of Parade of Homes Entries in Chatham County

  • 22 of 30 homes have the laundry room on the first floor.
  • This includes all one story homes, all main floor master homes, and some two story homes.

2. Laundry Room on the Second Floor - 27% of Parade of Homes Entries in Chatham County

  • 8 of 30 homes have the laundry on the second floor.
  • When all the bedrooms are upstairs, it can be more convenient to keep the laundry facilities closer to the bedrooms for ease of use.

3. Two Laundry Rooms - 0% of Parade of Homes Entries in Chatham County

  • No homes in this year's Chatham County entries have two laundry rooms.
  • Two laundry rooms, or a laundry room and a laundry closet, are more common in Dual Master or Multi-Generation floor plans.

So what's the latest trend for master suite layouts?  We've analyzed the data, and here's what we found:

What's New in Master Bath Trends Built by Chatham County Home Builders?  Master bathroom showers, tubs, vanities, and sitting areas

Split it up, or keep it together? That's the key question builders are asking for new home bath floor plans in the master suite.

1. Shower and Tub - 77% of Parade of Homes Entries by Chatham County Home Builders

  • 23 Chatham County entries, 77%, had both a shower and a tub - in Triangle Parade of Homes 2016
  • While showers are the top preference by far for everyday bathing, a soaking tub is a welcome retreat for many home buyers.   Whether it's a freestanding tub, or a drop in tub with a beautiful tile surround and room for wine and candles, having a tub in the master bath is a requirement for many homes built by Chatham County home builders.

2. Shower with NO Tub - 23% of Parade of Homes Entries by Chatham County Home Builders

  • 7 of 30 Chatham County new home entries, or 23%, had a shower but not a tub in the master bath
  • A growing percentage of homeowners say that they do not use a tub often enough to want to include it in the master bath.  They'd rather allocate the cost (and space) to other priorities, which can include "super-sizing" the shower and adding multiple showerheads.

Master Bath Vanities:

Every Parade of Homes entry submitted by Chatham County new home builders included double vanities in the Master Bath.

1. Split Vanities - 33% of Parade of Homes Entries by Chatham County Home Builders

  • 10 of 30, or 33%, of master bathrooms included Split Vanities
  • Ten new homes featured a "Split Vanity" layout. The two vanities are completely separated, whether it's by placing them on opposite sides of the room or opposite sides of the tub or shower.

2. Seating Area - 30% of Parade of Homes Entries by Chatham County Home Builders

  • 9 of 30 Chatham County new homes, or 30%, included a Seating Area
  • Chatham County new home builders have had more requests for inclusion of a "make up" seating area in the Master Bath, between the two sink areas.  This is usually placed at a slightly lower height, to allow comfortable use with a standard stool or chair.  An open "window seat" style area can also be placed between the vanities, which allows separation of space.

3. Standard Vanities - 30% of Parade of Homes Entries by Chatham County Home Builders

  • 11 of 30, 37%, Standard vanities
  • The remaining new homes included a straight vanity with two sinks, of varying lengths and with varying features (some homes featured drawers in the vanity cabinets while others did not, for instance).  
  • Here's a photo from one of the two Stanton Homes in the Triangle Parade of Homes, with a his and her "standard vanity" with two sinks and a center set of drawers:

How popular are Sitting Rooms in the Master Suite? Walk in his and hers closets? How about a second fireplace in the master bedroom?

1. Sitting Rooms in the Master Suite - 10% of Parade of Homes Entries by Chatham County Home Builders

3 of 30 enteries by Chatham County Home Builders included a sitting room in the master suite.  
  • A Sitting Room in the Master Suite can offer a private get-away space for the owners, which can be especially nice in a multi-gen living arrangement.
  • But for many homeowners, especially those on different sleep schedules, they'd rather allocate the additional square footage to a fully separate home office.

Built in Drop Zones were one of the most popular new home features selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County.

  • 87% or a whopping 26 of the 30 homes included a drop zone.
  • "Drop Zones", or an area with a bench, cubbies, coat hooks, or other built-in organization, have become a top-requested feature in new homes.
  • Coats, shoes, hats, backpacks, and more can easily be organized in a Drop Zone, reducing clutter in other areas of the home.

Two Car versus Three Car Garages - What's Trending? | 2016 Parade of Homes

Triangle Parade of Homes 2016 Trends:

What's the latest trend for new homes with one, two, three, and four car garages?  Does a home ever not have a garage?

The Chatham Orange Durham County Parade of Homes can be a great trend indicator of the demand for the number of cars for the garage. We've analyzed the 2016 Tour data, and here's what we found:

What's Going on with New Homes in central North Carolina?  Number of Cars in the Garage

Two car garages were the most popular layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County.

1. Four Car Garages - 3% of Parade of Homes Entries in Chatham County

  • One home included a 4 car garage, listed at 1.2 million.   
  • A four car garage is generally only seen in luxury homes over the million dollar price point. 

2. Three Car Garages - 10% of Parade of Homes Entries in Chatham County

  • Three homes included a 3 car garage.  A 3 Car Garage has all three garage bays connected in a single row.

3. Split Three Car Garages - 17% of Parade of Homes Entries in Chatham County

  • 5 homes included a split 3 car garage.  
  • A split 3 Car Garage has one bay on one side and double bay on the other side, at right angles to each other.
  • An appropriately designed split garage will allow access into both areas from the home.  This can be accomplished either by including enough area inside the garage or by including an access door from the home directly into each portion of the garage.  There are a few builders that do not create any access into the third bay, which can make it inconvenient to use.  

4. Two Car Garages - 70% of Parade of Homes Entries in Chatham County

  • 21 homes included a 2 car garage.  
  • A two car garage is still the most common garage configuration.  A two car garage is more flexible, in that it can often easily be changed from a front entry to a side entry format, or vice versa.  A two car garage can be standard size, or oversized, with extra room for a workbench or storage.

5. One Car Garages - 0% of Parade of Homes Entries in Chatham County

  • Again, a one car garage is more common in townhomes.  No homes in Chatham County were featured in the Parade with a one car garage.  

6. Zero Car Garages - 0% of Parade of Homes Entries in Chatham County

  • This is more common in townhomes than in single family homes.  No townhomes were submitted in the 2016 Parade of Homes, in Chatham County, though there were entries in other counties.

So what's the latest trends for parade home size and cost per sq ft?  We've analyzed the data, and here's what we found:

What's Going on with New Homes in Chatham County?  Average Cost Per Sq Ft

Main Floor Master homes were the most popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County.

1. Average Price for All Homes - $575,565 for Parade of Homes Entries in Chatham County

  • Taking the two Parade homes that were priced at over $1 million out of the calculations, the average price goes down to $530,771. 

2. Average Size for All Homes - 3384 for Parade of Homes Entries in Chatham County

  • Removing the two million plus homes, the average size is 3179 sq ft.

3. Let's do the math on these Parade of Homes Entries in Chatham County

  • Calculating the value of a home by the cost per sq ft is tricky business.  The entries in Parade of Homes are not fully representative of the available homes for sale in Chatham County, but are just a sampling.  Factors that affect price per square foot for any new home for sale can include, but are not limited to:  cost of the lot, cost of the preparation of the lot and permits, the style and size of the plan chosen, and the finishes and features.  Every builder includes different items in their "base prices", versus what is included in a Tour home.  
  • Average cost per sq ft (including lot / homesite) is $167/sq ft
  • Adding the two million plus homes within the luxury price point, average cost per sq ft is $171.

So what's the latest trend for one story, two story, and main floor master layouts?  We've analyzed the data, and here's what we found:

What's Going on with New Homes in Chatham County?  Types of Floor Plans

Main Floor Master homes were the most popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County.

1. One Story Homes - 17% of Parade of Homes Entries in Chatham County

  • Out of 30 Chatham County Parade of Homes entries, 3 were one story floor plans.  
  • Two of the plans had a second floor "bonus" or storage area, one did not.
  • Unfortunately, two of the three entries were unable to be completed by their builder, and are unavailable for viewing.

2. Main Floor Masters - 57% of Parade of Homes Entries in Chatham County

  • Of the 30 entries, 17 homes had a first floor master layout.  
  • First floor masters can provide the best of both worlds, especially if there is also a first floor guest bedroom.  The footprint stays smaller and more affordable and the facade can be more interesting with the additional height to accomodate a few bedrooms and a bonus area on the second floor.  

3. Two Story Homes - 33% of Parade of Homes Entries in Chatham County

  • Ten homes featured in the Parade of Homes 2016 in Chatham County had the master bedroom on the second floor.  
  • Not only are two story homes more cost effective to build, but many parents of young children prefer to be close to the children's bedrooms.   A second story master can also offer a greater feeling of privacy and even a better view.
