How Much Are Property Taxes in Johnston County

If you're considering a move to the greater Raleigh area, or just a relocation within the Triangle, you've probably wondered how much the yearly property taxes will be for your new home.

Where is Johnston County? Johnston County is located south east Wake County and north each of Harnett County.

Johnston County encompasses Clayton, Smithfield, Kenly, Benson, and Four Oaks.

 

Find Out What District Your New Johnston County Home is Located In

Ask your real estate agent what fire district or town the property resides in.  If there's a particular home that you're considering, you can go directly to the Johnston County Tax Records site.  

The chart below shows the 2017 Johnston County property tax rates.  If you are relocating to a home inside a town or fire district, the tax rate will generally be higher.  If your new home will be outside of town boundaries, the tax rate can be extremely low.

The county rate gets combined with either the fire district rate or the town rate, depending on where the home for sale is located:

What will I actually pay in Clayton, Smithfield, Kenly, or Four Oaks property taxes?

The Johnston County property tax chart is not as confusing as it looks.  The tax rates are always based on the assessed value of the home, not the asking price, so you'll want to look up the assessed value, or ask your agent for it. 

  1. Take the assessed value of the property.
  2. Divide by 100.
  3. Multiply by the combined 2017 tax rate.
  4. This will give you the yearly tax amount, per 2017 fiscal year rates.

Johnston County has some of the lowest property tax rates in the Triangle area.  There is no guarantee that tax rates will remain the same - check the Johnston County Property Tax page for most recent information.

As you can see, the Town of Clayton is one of the most expensive places to live in Johnston County NC

When looking at properties, don't take the "city" address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.

Closings up 47.6% - Market Continues to Gain Strength

The recently released Johnston County Triangle MLS Report for September 2012 shows a significant increase in closings in 2012 versus 2011.

47.6% Increase in Closed Sales in Johnston County

The total inventory of homes for sale in Johnston County has decreased significantly - the inventory of available homes for sale in Johnston County was 13.2% lower in September 2012 than in September 2011.

Clayton, NC Home Sales Continue to Rise

 

Considering buying a new home in the Clayton area of Johnston County? You're not the only one. There was a huge increase in closings in February 2012 versus February 2011, according to the recently released Triangle MLS Report for February 2012.

Home Sales Up in Johnston County - Inventory Continues to ShrinkThis is a continuation of a trend in home sale increases in Johnston County.

 February 2011 - 99 Closed Sales in Johnston County

February 2012 - 131 Closed Sales in Johnston County

32.3% Increase in Closed Sales in Johnston County. There was also a 32.1% increase in Wake County, NC closed sales during this time period.

 

In addition, new listings have reduced as well, which means there are fewer choices to select from.

February 2011 - 321 New Listings in Johnston County

February 2012 - 244 New Listings in Johnston County

 

24.0% DECREASE in New Listings Available in Johnston County

 

The total available inventory of homes for sale in the Raleigh area, specifically in Johnston County, has decreased from 1,585 last year to 1,264 this year.

20.3% DECREASE in Total Homes For Sale in Johnston County

Johnston County is currently at a 9.8 months supply of inventory, down from an 11.3 months supply in 2011.
