Problem - No Bathroom Privacy

If you have overnight or long-term guests, a designated bathroom may be your number one priority - especially for guests who would appreciate privacy.

A private guest bath does not need to break the bank.

There are many ways to incorporate unique details like a tile bathtub surround and ample storage cabinets, without paying the price of two master suite baths.

Design Tip: consider nixing the tub - and adding a walk-in shower.

Many new home master suites (and guest suites) are focusing on the shower and leaving out the tub - see some examples here.

A "buddy bath" or "Jack and Jill bath" design are cost-friendly alternatives to a fully private bath.

A buddy bath is a bathroom with two entrances, one from the bedroom and the other from a hallway.

A Jack and Jill bath also has two entrances, each from a different bedroom.

Jack and Jill bathrooms are popular in homes with kid spaces.

 

 

With a buddy or Jack and Jill bath, your guests will have the option to keep the secondary door locked during their stay, transforming your practical home design into a temporary private retreat.

Problem - No Separate Space

Another design strategy to increase guest suite privacy is to place the bedroom separate from all other bedrooms.

One of the best, and most common, floor plan layouts places the guest suite in the back right corner of the home. Below is a floor plan for the Beaufort, a top requested Frank Betz design - with a separate guest bedroom.

Designs like the Beaufort give your guests maximum privacy - away from children - with easy access to the kitchen and living spaces.

Problem - No easy access

The best guest room spaces are easily accessible - located near an entrance: front door, garage door, or private door.

Problem - Too Small for Comfort

The length of your guests' stay will help determine how large to make the bedroom - and whether or not to include a living room, sitting room, or kitchenette.

In this example, a French Door leads from the guest suite sitting room to the rear patio and screen room.

Problem - Lack of Functionality

It's easy to design flexibility into your home, with layouts that allow you to re-arrange the functions of a room over time.

These design tricks prevent wasted space - especially for home owners that expect to use the guest room less often.

Guest Room IdeasFor example, this room was custom designed with three distinct, interchangeable purposes in mind:

1. A guest room: a bathroom is adjacent to this bedroom, only steps away. A closet provides ample storage, and a built-in desk adds convenience.

2. A media room: the shelving and built-in desk were strategically placed in order to leave space for a couch on one wall and entertainment center on another.

3. A kids bedroom: in addition to making space for entertainment, the built-in wall shelving was placed in the exact height and position for a child to be able to reach from their bed (with a headboard space left open) - designed to serve as the home for stuffed animals, toy trucks, and lego creations. 

Problem - Lack of Accessibility:

If you are planning ahead, a first floor guest suite will accommodate guests who are less mobile by eliminating the need to climb stairs.

Most dedicated guest suites or guest bedrooms are located on the first floor of the home, whether or not the master bedroom is on the first floor.
