Chapel Hill Home Sales Increasing

Considering buying a new home in Chapel Hill, in the Orange County area? You're not the only one. There was a significant increase in closings in October 2012 versus October 2011, according to the recently released Triangle MLS Report for October 2012.

This is a continuation of a trend in home sale increases in Chapel Hill, mirroring Wake County's market changes.

October 2011 - 71 Closed Sales in Orange County

October 2012 - 100 Closed Sales in Orange County

40.8% Increase in Closed Sales in Orange County

Months of supply of inventory for the Chapel Hill area has decreased as well.

 

Months of Supply Down 26.9%

October 2011 - 9.9 Months of Supply in Chapel Hill/Orange County

October 2012 - 7.2 Months of Supply in Orange County

In July of 2011, the Chapel Hill area was at 12.4 months of supply. 

In addition, listings have reduced as well, which means there are fewer choices to select from.

October 2011 - 947 total listings in Orange County

October 2012 - 759 total listings in Orange County

20.9% DECREASE in Total Homes For Sale in Orange County

July 2012 - 167 New Listings in Orange County

 

Months of Supply Down 30.3%

July 2011 - 12.4 Months of Supply in Chapel Hill/Orange County

July 2012 - 8.6 Months of Supply in Orange County

The total available inventory of homes for sale in the Chapel Hill area, specifically in Orange County, has decreased from 1,157 last year to only 872 this year.

Orange County Home Inventory Down 23.5% 

New Listings Down 17.5% in Orange County

Considering buying a new home in the Orange County NC area?  Significant descreases in home inventory and new listings have been reported in the recently released Triangle MLS Report for February 2012.

Here are the Orange County home inventory and new listing changes in 2012 versus 2011:

 February 2011 - 1054 Homes for Sale in Orange County

 February 2012 - 806 Homes for Sales in Orange County

23.5% Decrease in Inventory of Homes for Sale in Orange County from February 2011-2012

 

In addition, new listings have reduced as well, which means there are fewer choices to select from.

 February 2010 - 257 New Listings in Orange County

 February 2011 - 212 New Listings in Orange County

 

17.5% DECREASE in New Listings Available in Orange County

 AND

23.5% DECREASE in Total Homes For Sale in Orange County

The total inventory of homes for sale is also down - the inventory of available homes in Orange County was 23.5% lower in February 2012 than in February 2011.
