2016 Parade of Homes Trends from Hillsborough Home Builders:

New home builders in the Hillsborough and Chapel Hill area, inside Orange County, entered 14 homes into the Triangle Parade of Homes in 2016. These homes represent trends in new home design. What master suite trends are more builders anticipating for 2017 new homes?

Hillsborough Home Builders:  Master sitting rooms, his and hers closets, closets with an island

Main Floor Master homes were the most popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County. How popular are Sitting Rooms in the Master Suite? Walk in his and hers closets? How about a second fireplace in the master bedroom?

1. Sitting Room in the Master Suite - 14% of Parade of Homes Entries by Hillsborough Home Builders

  • 2 of 14 enteries by Hillsborough area Home Builders included a sitting room in the master bedroom. 
  • A Sitting Room in the Master Bedroom can offer a private get-away space for the owners, which can be especially nice in a multi-gen or mother in law living arrangement.

2. His and Hers Walk In Closets - 36% of Parade of Homes Entries by Hillsborough Home Builders

  • 5 of 14 entries, or 36%, offered either two entirely separate closets, or a large closet that has been physically divided into two separate spaces with a wing wall or other framing technique.  
  • Hillsborough Area new home builders can work with the original layout of a plan to convert into two separate closet areas, if desired.

3. Closet with Island - 7% of Parade of Homes Entries by Hillsborough Home Builders

  • Only one new construction home in the Hillsborough area Parade of Homes included an island in the master closet.

4. Fireplace in the Master Suite - 0% of Parade of Homes Entries by Hillsborough Home Builders

  • Fireplaces in the master bedroom were not noted on the floor plan for any Hillsborough area new home submitted as an entry in the 2016 Parade of Homes.

Cost of New Homes in Orange County NC Will Increase January 1st 2012

Orange County NC New Homes Will Cost More in 2012

Impact Fees to Increase January 1st, 2012 

The cost of a new home in Orange County will be increasing in January 2012.

There are a multitude of different permits and fees required to build any new home. Orange County and Chapel Hill have long had some of the highest fees in the Triangle. And they're going up.

These fee increases were approved in December 2008, with new increases taking effect each January.

Orange County School District Changes

School district impact fees in Orange County were $3,000 per single family home from January 2001 to January 2009.  They have increased each January since 2009.

On January 1 2012, these fees will be increasing again, as part of a yearly scheduled new home cost increase. Orange County Schools District impact fees will increase to $5,623 per single family home.

Again, these fees are separate from all other building permits and fees.

What does this fee increase mean? The exact same new home in Hillsborough will cost $937 more if impact fees are paid in 2012 (at the start of construction), than in 2011 - an increase of 20%.

Chapel Hill and Orange County continues to be one of the most sought after areas of the Triangle, and these fees reflect the area's popularity.

Building in the Chapel Hill or Carrboro City School Districts?

Chapel Hill and Carrboro City school districts have the highest impact fees in the Triangle area.

These impact fees are in addition to the building permit fees, water fees, and sewer fees required to build a new home in Chapel Hill.

Impact fees in the Chapel Hill city school districts are scheduled to nearly double between 2009 and 2012.

Looking to build a new home in Chapel Hill soon?

Apply for permits as soon as possible - as long as all permits are approved and paid before the end of the year, you can still build at 2011 costs. Otherwise, your new home will cost nearly $2000 more, after January 1st, 2012.
