How often do new homes include a walk in size pantry, separate butler pantry, or wet bar?  The Triangle Parade of Homes can be an indicator of new home trends.  We've analyzed the new homes in Apex entered in the Parade of Homes, and here's what we found out about pantry storage:

What's New in Master Bath Vanity Trends from Orange County Home Builders?  Master bathroom vanities and sitting areas

Wrap around vanity, split vanities, or seating area at the vanity?  

1. Split Vanities - 14% of Parade of Homes Entries by Orange County Home Builders

  • 2 Orange County Parade entries, or 14%, had a split vanity design. 

 

Here's a Chapel Hill area custom home with split "his and her" vanity design:

2. Seating Area at the Vanities - 50% of Parade of Homes Entries by Orange County Home Builders

  • 7 of 14 Orange County new home entries, or 50%, had a seating area in the vanity.
  • Orange County new home builders have had more requests for inclusion of a "make up" seating area in the Master Bath, between the two sink areas.  This is usually placed at a slightly lower height, to allow comfortable use with a standard stool or chair.  An open "window seat" style area can also be placed between the vanities, which allows separation of space.

  • In both counties, the $400-600K price range was most popular for Parade of Homes entries, followed by the $600-800K and Under $400K ranges.

What's more common, a separate soaking tub and shower, or are the soaking tubs going away? 

1. Separate Tub/Shower - 93% of Parade of Homes Entries by Orange County Home Builders

  • 13 of 14 Orange County Parade entries, or 93%, had a separate tub and shower design. 
  • While showers are the top preference by far for everyday bathing, a soaking tub is a welcome retreat for many home buyers.   Whether it's a freestanding tub, or a drop in tub with a beautiful tile surround and room for wine and candles, having a tub in the master bath is a requirement for many homes built by Orange County home builders.

We've analyzed 2016 data, and here's what we found out about Split, Jack and Jill, and Princess Suite baths:

Jack and Jill bathrooms for kids and guests are very popular in floor plan layouts selected by Hillsborough New Home Builders in the Triangle Parade of Homes in Orange County.

1. Split Baths - 7% of Parade of Homes Entries near Hillsborough NC

  • 1 of 14 Hillsborough area homes had a split bath.
  • A split bath is a bathroom with one entrance, but the toilet/tub area is separated with an additional door.

Jack and Jill Bath Trends | New Homes in the Hillsborough Area

2. Jack and Jill Baths - 86% of Parade of Homes Entries near Hillsborough NC

  • 12 of 14 homes from Hillsborough new home builders had a Jack and Jill Bath.
  • A Jack and Jill bath is a bathroom that can be entered from two different rooms. The entrances can either be from two different bedrooms, from a bedroom and a hallway, or from a living area like a Game Room, and a hallway.

2016 Parade of Homes Trends from Hillsborough Home Builders:

New home builders in the Hillsborough and Chapel Hill area, inside Orange County, entered 14 homes into the Triangle Parade of Homes in 2016. These homes represent trends in new home design. What master suite trends are more builders anticipating for 2017 new homes?

Hillsborough Home Builders:  Master sitting rooms, his and hers closets, closets with an island

Main Floor Master homes were the most popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County. How popular are Sitting Rooms in the Master Suite? Walk in his and hers closets? How about a second fireplace in the master bedroom?

1. Sitting Room in the Master Suite - 14% of Parade of Homes Entries by Hillsborough Home Builders

  • 2 of 14 enteries by Hillsborough area Home Builders included a sitting room in the master bedroom. 
  • A Sitting Room in the Master Bedroom can offer a private get-away space for the owners, which can be especially nice in a multi-gen or mother in law living arrangement.

2. His and Hers Walk In Closets - 36% of Parade of Homes Entries by Hillsborough Home Builders

  • 5 of 14 entries, or 36%, offered either two entirely separate closets, or a large closet that has been physically divided into two separate spaces with a wing wall or other framing technique.  
  • Hillsborough Area new home builders can work with the original layout of a plan to convert into two separate closet areas, if desired.

  • Only one new construction home in the Hillsborough area Parade of Homes included an island in the master closet.

4. Fireplace in the Master Suite - 0% of Parade of Homes Entries by Hillsborough Home Builders

  • Fireplaces in the master bedroom were not noted on the floor plan for any Hillsborough area new home submitted as an entry in the 2016 Parade of Homes.

Two Car versus Three Car Garages - What's Trending in Chapel Hill? | 2016 Parade of Homes

Triangle Parade of Homes 2016 Trends:

What's the latest trend for new homes with one, two, three, and four car garages?  Does a home ever not have a garage?

The Orange Chatham Durham County Parade of Homes can be a great trend indicator of the demand for the number of cars for the garage. We've analyzed the 2016 Tour data, and here's what we found:

What's Going on with New Homes in the Chapel Hill area?  Number of Cars in the Garage

Two car garages were the most popular layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Chatham County.

1. Two Car Garages - 50% of Parade of Homes Entries in Orange County

  • 7 homes included a 2 car garage.  This is the most common garage layout.  Some are side facing, and some are front facing.

2. Three Car Garages - 36% of Parade of Homes Entries in Orange County

  • 5 homes included a 3 car garage. 
  • A 3 Car Garage has all three garage bays connected in a single row.

3. Split Three Car Garages - 14% of Parade of Homes Entries in Orange County

  • 2 homes included a split 3 car garage.  
  • A split 3 Car Garage has one bay on one side and double bay on the other side, at right angles to each other.
  • An appropriately designed split garage will allow access into both areas from the home.  This can be accomplished either by including enough area inside the garage or by including an access door from the home directly into each portion of the garage.  There are a few builders that do not create any access into the third bay, which can make it inconvenient to use.

4. One Car Garages - 0% of Parade of Homes Entries in Chatham County

  • Again, a one car garage is more common in townhomes.  No homes in Orange County were featured in the Parade with a one car garage.  

5. Zero Car Garages - 0% of Parade of Homes Entries in Chatham County

  • This is more common in townhomes than in single family homes.  No townhomes were submitted in the 2016 Parade of Homes, in Orange County, though there were entries in other counties.

Fourteen homes were submitted by new home builders as entries in Orange County in the Durham Orange Chatham Parade of Homes 2016, out of 65 total entries.  Seven of these new homes are in Hillsborough, five in Chapel Hill, one in Durham (Orange County address), and one in Mebane.

 

What does this mean for homebuyers in Orange County?

The Triangle Parade of Homes can give home buyers a sample of what's trending in new homes and custom homes this year.

So what's the latest trend for one story, two story, and main floor master layouts?  We've analyzed the data, and here's what we found:

Main Floor Master homes were the most popular floor plan layout selected by home builders for entries available for viewing during the Triangle Parade of Homes in Orange County.

1. One Story New Homes - Chapel Hill Area New Home Builders - 0%

  • Zero one story homes were submitted in this year's Parade of Homes by Chapel Hill and Hillsborough area new home builders.  
  • One story homes are more expensive to build per square foot.  A main floor master with a first floor guest suite can be a more cost effective alternative for many new home buyers.

2. Main Floor Master New Homes - Chapel Hill Area New Home Builders - 64%

  • Nine of 14 entries, or 64%, of new homes entered in the Parade of Homes in Orange County were Main Floor Master floor plans.  
  • Main floor masters remain very popular with homebuyers, especially those with older children, or empty nesters looking for ease of use and fewer steps.  

3. Two Story Home New Homes - Chapel Hill Area New Home Builders - 36%

  • Five of 14 entries, or 36%, of new homes built in Orange County and submitted to the Parade of Homes were two story homes.  Four of these are single family homes, and one is an attached home.

Orange County new and custom home builders submitted fourteen entries in Orange County in the Durham Orange Chatham Parade of Homes 2016, out of 65 total entries.  Seven of these new homes are in Hillsborough, five in Chapel Hill, one in Durham (Orange County address), and one in Mebane.
